When I decided to move to Los Angeles in 2004, I was referred to Cherryl Weaver. I needed to find a house within a week and close within 30 days, and I wanted a Realtor who could work quickly and efficiently.

I knew from Cherryl’s telephone message that she was not the typical Realtor: she set aside specific times of day to return calls. This was confirmed when I met her in person. At our first appointment, she had laid out strawberries and cream. In her office’s conference room in the Director’s Guild of America office building on Sunset Boulevard, I felt like a real star.

Cherryl explained to me the difference between the taxicab service that most Realtors offer and her limousine service. I was very impressed with her presentation and materials. She asked me a lot of the standard questions: how much I wanted to spend or could afford, what sort of neighborhood I was looking for, and so on. But she also asked me much more important questions: could I describe my dream house, how did I hope to feel when I walked in the door, and so on.

I had bought and sold 6 houses by then, in Miami and New York, and worked with countless Realtors. Not one of them had ever asked me
such important questions that got to the heart of the matter.

At the end of the presentation, Cherryl asked me to sign her contract, giving her the exclusive right to find a home for me. This was highly unusual but I needed to find a house quickly because I was relocating for work. I signed the contract.

Within a week’s time, Cherryl had lined up several appointments. She was professional and communicative, sending me a steady stream of emails as I had requested. She also hooked me up with a mortgage broker, Tammy Wink, who got me pre-approved quickly on great terms that helped me get more house for the money.

As it turned out, we found my dream home on the Internet. It was a little above my price range and nowhere near the neighborhoods I had asked Cherryl to search, but I asked her to call and ask about it anyway. She reported back that the house had 4 pending offers on it already and they were not considering any more. But having seen pictures on the Internet and driven by the house, I felt strongly that this was the one for me. I asked Cherryl to please please please somehow get me inside the house. Without questioning or second-guessing me, she got on it right away. She convinced the Realtor to let us into the house that afternoon on the proviso that if I liked it, I would have to submit an offer that evening. Cherryl met me at the house, and when we stepped inside, I knew that this was it. We went back to her office, and she helped me write up the offer and a letter to the seller to make sure I beat out the other 4 offers. Long story short, our offer was selected, even though someone else had offered a similar price.

Cherryl gives me credit for finding the house on the Internet but I wouldn’t be in it if it weren’t for her skill in getting me in the door in the first place and guiding me through the closing process.

In escrow, Cherryl negotiated skillfully with the seller’s Realtor to make sure my interests were protected. There were a lot of tricky issues and if it weren’t for Cherryl’s expertise in handling the seller’s realtor, the deal might have fallen apart.

The first morning I drove up to the house and fished out the keychain that Cherryl had given me, I was thrilled to open the door. It’s been just over a year and I love my house. The misty mornings and gorgeous sunsets remind me every day how lucky I am to be living here.

Cherryl is a warm and authentic person who befriends her clients and keeps their interests at heart. I refer Cherryl to everyone I know who’s seriously interested in buying a house in L.A. Life is too busy and the housing market here too insane to “do-it-yourself.” If you are committed to being in a home of your own, do yourself a favor and contact Cherryl.

Cherryl was our agent to help sell my mother’s home when she passed away. I was not her easiest client as I had never gone thru the process before and called her constantly with so many questions, I am surprised she still answered her phone. She was not only always available to me whenever I needed advice; she showed me what was worth doing to increase the value of the home and what didn’t need to be done. I highly recommend her and personally will never use another agent!

Contrary to popular belief, just because someone has credit errors does not mean the end of the world when buying a home. We worked with the buyers of this home for over a year to get everything in place for them. It all started with getting credit scores up. The team was able to work with the borrowers and were able to get a credit re-score. Once everything was in place it was a matter of finding the perfect home.

Cherryl Weaver was truly amazing throughout this transaction. She was able to hold the deal and the borrowers together through the escrow. There were complicated repairs that needed to be negotiated and Cherryl was able to get it done when most other realtors would have given up. This escrow had a lot of moving part and between the work of Cherryl getting things done on the buyers side and the team doing everything they can, we were able to get the loan closed.

For anyone looking for a realtor that will truly go to the mat for you in the Mt. Washington/Highland Park area the team highly recommends Cherryl Weaver at Re/Max Tri-City.

I needed to sell my home and move to Connecticut. The timing had to be right or the whole plan would fall apart. The profit had to be right, too, as the profit was to be used to buy another home in Connecticut, and the balance was earmarked for a retirement fund. I listed my home in Bungalow Heaven with Cherryl Weaver of RE/MAX. Cherryl is a local agent who works “By Referral Only” –meaning she provides such a high level of service and performance to her clients, that they cheerfully refer her to their friends and family. Cherryl did an outstanding job. She sold the house for 116% of the asking price, and the house was sold within 1 week even though the average sale time in the marketplace was 45 days. I was impressed with Cherryl’s help prior to putting the house on the market. Staging the furniture and having the house inspected for potential problems in advance were two helpful selling tools that she used. Cherryl kept all of her promises and even negotiated a long escrow so I could have all the time I needed to prepare for her cross country move and say goodbye to all my friends.

I picked Cherryl from a flyer she had in the area. I was looking for someone who knew Eagle Rock well. I am SO HAPPY I did. Cherryl was a champion for me. I didn’t have a huge budget and I had some very specific things I was looking for. Cherryl was tireless in helping me look and worked so hard to show me an enormous number of houses and making offers on many of them. She was instrumental in coaching me on making good offers. When we had an offer accepted, she made the entire process smooth as silk. She was totally available to answer my questions and when we finally signed all the documents to make the house mine she brought champagne! I could not be happier with my experience. I recommend her without reservation. You couldn’t have someone more committed to you finding the best place for you. I expect she is equally devoted to her clients when she is selling homes, too. She is awesome!

My partner and I were first time homebuyers and just as nervous about the home buying process as we were excited. Working with Cherryl was one of the best decisions we could have made. She ensured she had a thorough understanding of our wishes for our first home and recommended the right properties. When we found the home we wanted, she helped us understand the current market conditions so we could make informed decisions about the offer. When there were bumps in the road with the seller during escrow, Cherryl dealt with the issues quickly and professionally, ensuring everything worked out in our favor. She represented us very well throughout the entire transaction and we look forward to working with her again in the future. Cherryl has the knowledge and skills to make your home buying experience a breeze!

SHE IS THE BEST! Outstanding customer service. Highly, highly recommended.

I love that she’s a Los Angeles native and sees the good in every neighborhood, even neighborhoods that aren’t popular. It’s because she loves this city! I do too, so it worked out great for us.

As far as style, she has a “common sense” approach to things, which is what I appreciate and told her I wanted from the get-go, but she is willing to tailor her style to what you’re comfortable with. If you need hand-holding and a lot of explanation, she is willing to give you that. If you want straightforward, no-nonsense, she can do that too.

She’s not about the hard sell, in fact she will tell you the truth about a house that you are only dazzled by on the surface. There were a couple houses I approached her with, like, “How about this one, Cherryl? It looks pretty great” and she would say, “Yeah, it looks great but I gotta be honest and tell you that it’s next door to what used to be a notorious stash house.” There were a few like this that she vetoed for one reason or another. She has your best interest in mind which is very refreshing and it only makes her more trustworthy. So when we finally found a house that she felt good about, I knew she really felt good about it and it made me feel good about it.

And then we got the house with her advice on how to navigate a bidding war. I won’t give away her secrets, but they work.

The only problem is, now that I’ve bought my house, I don’t get to hang out with her anymore.

Though my husband and I did get a holiday gift basket from her yesterday. Less than a month after she sent us a housewarming gift basket, a collection of succulents from the Collaborative Eagle Rock Beautiful (CERB) non-profit, and some cool chairs for our new porch that her neighbor was giving away. I mean, we came home one day and the chairs were just there on our porch! I can’t promise she’ll spoil you as much as she did us, but who knows?

My partner and I hired Cherryl as our real estate agent for both of our first home buying experience. Well it went off without a hitch, from her that is. We were picky as hell, changing at the last minute, frugal, etc... In the end, Cherryl was able to go with the flow keeping her focus on doing the best job possible while keeping us in the loop and happy. I would recommend her in a heart beat and use her for my next home buying experience.

Cherryl is a committed and wonderful realtor. She helped us buy our first home and then, years later, helped us sell it and buy a new home for our growing needs. She really listened to what we wanted and made sure she tracked down every property that met our requirements. During negotiations for our new home, she patiently asked our questions to the seller and made sure we were 100% comfortable with the purchase. She makes us have faith in the process. We look forward to working with her again in the future. Don’t hesitate to call her!

Our home sold!!! I would like to recommend Cherryl Weaver to anyone looking to buy or sell their home. Cherryl so impressed me with how much she was willing to help in even the tiny details! She helped us get the permits pulled, stayed at the house waiting on inspectors, watered the lawn and attended the historical site board meeting to help us get through all the permits that were not pulled at the time we had the remodel done in 2005! Cherryl Weaver – You Rock! You have been terrific throughout!! Love and Hugs!!

Cherryl is very knowledgeable in her area. She is patient, courteous, clever, funny and goes out of her way to accommodate her clients’ ever need. As an out-of-town buyer, she cleared her schedule to show me houses daily for a month. She remained friendly and helpful even when I didn’t find my house. A year later we repeated the same process and this time she helped me buy a beautiful house, then two more in the following years. Now I’m an out-of-town owner and Cherryl is still the first person I call for help and she always recommends the right person/solution for the job. She is not only the best professional person I know but has also become a very dear friend. I highly recommend her.

I’ve known Cherryl for over 15 years when we attended the same church. Cherryl was prompt in her service and return of calls and was always looking for ways to help our decision making process!
